What's The Big Issue With Spray Foam Loft Insulation: A Comprehensive Guide

Spray foam loft insulation has become a contentious issue in the UK for several reasons. While it offers significant benefits, such as excellent thermal performance and air sealing, there are also substantial concerns and drawbacks that homeowners, industry professionals, and regulators have raised.

Here are the primary issues associated with spray foam loft insulation in the UK:

1. Impact on Property Value and Mortgage Approvals

  • Valuation Problems: Many surveyors and mortgage lenders have expressed concerns about spray foam insulation, particularly in older properties. They worry about the potential for hidden damage, which can be difficult to assess without invasive inspection.
  • Mortgage Approvals: Some lenders refuse to provide mortgages on properties with spray foam insulation due to these concerns, impacting homeowners' ability to sell their homes or refinance their mortgages.

2. Installation Quality and Standards

  • Quality Control: The effectiveness and safety of spray foam insulation heavily depend on the quality of installation. Improper installation can lead to a host of problems, including poor thermal performance, structural issues, and health risks.
  • Lack of Regulation: There is a perception that the spray foam insulation industry lacks rigorous regulation, leading to variability in installation standards. This inconsistency can result in substandard applications that compromise the insulation's benefits.

3. Structural and Moisture Concerns

  • Trapped Moisture: Spray foam can create an airtight seal, which, while beneficial for thermal performance, can also trap moisture if the roof structure is not adequately ventilated. This trapped moisture can lead to mold, rot, and structural damage over time.
  • Structural Issues: In some cases, spray foam can adhere to and interact with the building structure in ways that may cause long-term damage. For example, it can exert pressure on roof timbers, potentially leading to warping or other structural problems.

4. Health and Safety Risks

  • Off-Gassing: During and shortly after application, spray foam can release volatile organic compounds (VOCs) and other chemicals that can be harmful if inhaled. Proper ventilation and protective measures are essential during installation.
  • Long-Term Health Effects: There are concerns about the long-term health effects of exposure to the chemicals used in spray foam, particularly if the installation was not done correctly.

5. Fire Safety

  • Combustibility: Although some spray foam products are treated to be fire-resistant, there are concerns about their performance in actual fire conditions. The material can release toxic fumes when it burns, posing additional risks.

6. Environmental Impact

  • Production and Disposal: The production of spray foam insulation involves significant energy use and the release of greenhouse gases. Additionally, disposal of the material can be problematic, as it is not biodegradable and can contribute to landfill waste.

7. Cost

  • Initial Expense: Spray foam insulation is generally more expensive than other types of insulation, such as fiberglass or cellulose. This higher initial cost can be a barrier for many homeowners.
  • Potential Remediation Costs: If spray foam insulation causes problems or if a homeowner needs to sell a property but encounters mortgage issues, the cost of removing the insulation and remediating any damage can be substantial.

While spray foam loft insulation offers significant thermal performance and air sealing benefits, these advantages are often overshadowed by the potential risks and drawbacks. The issues with property value, installation quality, structural integrity, health and safety, fire safety, environmental impact, and cost make it a controversial choice in the UK.

Homeowners considering spray foam insulation should weigh these factors carefully and seek professional advice to ensure that they make an informed decision. Proper installation by qualified professionals, adherence to regulations, and thorough consideration of the specific needs and conditions of the property are essential to mitigating these risks.

I highly recommend these guys who recently helped us clear and clean out our loft in Newcastle after we had rodents in. They removed old junk and the old insulation then cleaned up the rodent droppings and hoovered the loft out. They were very friendly, made sure no dust and dirt got into our home and cleaned up after themselves. We are elderly people so we couldn't do this but they did everything in half a day. We tried all over to get someone to do the works for us but these guys were the only ones to come out and give us a qoute. Would use again if we ever have another rodent problem.

We used this company a couple of days ago and are really impressed with the overall service provided. The lads were here almost 4 and a half hours completely clearing the loft and cleaning it afterwards. They used coverings on the stairs and landing to keep the carpet clean. Our loft looks like a new loft now and we didn't realise just how big it is with all the rubbish removed. Great set of lads, would highly recommend this company. 👍

Fantastic service by the team of lads that came to remove my old insulation. They also removed old wood that was there at a very reasonable price and made sure there was no mess. Turned up when they said they would, very polite and professional. Would definitely recommend.
